June 28, 2023 Highlights

Sharon Scott provided a brief update of the Reserve Budget for 2023.  The only unexpected expense will be a new access system for the vehicle entrance.  An audit was due for year end 2022 and it has been completed and everything was found to be in order.  The audit is available on the website under HOA Documents, Financials, HOA Audit 2023.

The Board approved and a revision to the Design Guidelines Section J. 3. Roofs.  The revision included clarification that white was allowed as a roof coating on the flat portion of the roof that is enclosed by parapets.  The revision also addressed vents and other projections visible from the ground must be painted the base color of the house or blend with the roof tile color.  All visible vents and other projections must be painted the same color.

Craig MacKay, with the help of Joe Wetzel have been looking at Gate Access options as the equipment we have will be out of support at the end of 2023.  Joe reported for Craig and covered the investigation to date with other neighborhoods, manufacturers, and dealers in the Tucson area.  Craig and Joe will be asking for homeowner input about what capabilities the new system should have.  They would be in a position to offer the Board a few options at the next Board meeting.  There was a good discussion among homeowners on the zoom call about their current successes and issues with the current system.  Joe mentioned that the cost of replacing the system could be between $1500 and $5500, depending on features, supplier, etc.
