At the HOA Board meeting Wednesday December 9, 2020, the Board unanimously voted to increase the monthly assessment from $100 to $110 effective January 1, 2021. This increase takes into consideration projected increases in operating expenses and the Board’s desire to maintain a sufficient reserve amount.  The $10 increase will be allocated $7 to operating costs and $3 to reserves.

The last increase was 5 years ago.  At the time of that increase, and continuing forward, an increase in 2021 of $15 per month was projected.  This projection and the rationale for it were reviewed with homeowners at the subsequent Annual Meetings and Board meetings.  After careful consideration the Board believes at this time an increase of $10 per month rather than $15 is sufficient.

Due to the upcoming holidays and everyone’s busy schedules, the HOA will not be charging a late fee for the month of January 2021.  This is intended to give homeowners a chance to change their automatic payment amounts or change other forms of payment to include the $10 increase.

The need for replacement of the mailboxes and gates were also discussed during this Board meeting.

The mail boxes are worn in appearance and do not provide  a sufficient number of large boxes for larger items to be delivered.  The boxes are also the first thing seen when entering.  They do not present an appearance that truly represents our community.

Replacement of the entrance and exit gates, including fencing that limits critters from entering, has been requested by homeowners over the past few years.  The gates have an industrial look.  The critter fencing is chicken wire held in place with plastic zip locks.  Numerous ideas have been presented.  What is lacking is a comprehensive review that includes gate design, critter fencing, impact on gate mechanical systems and cost estimates for options.

The Board has budgeted 2021 money for the above.  What Fairfield needs is an individual(s) to volunteer to manage each of these efforts.  PLEASE VOLUNTEER TO SUPPORT THESE EFFORTS.  If there are no volunteers these needed improvements will be delayed.  Contact a Board member if you are interested.
