Board Meeting Tuesday, November 21, 2023.
Here are some highlights from the meeting, however this information does not replace official minutes that will be approved at the next Board meeting.
The Board approved a General Legal Representation Agreement with the law firm of Smith and Wamsley. The Board met with Jason Smith last April for an educational session on HOA Board responsibilities and procedures set forth in Arizona State Statues. The Board interviewed Jason during this meeting and decided his services would be a good fit for our community.
The Board approved the 2024 Operating and Reserve Budgets. The 2023 Operating Budget was accurately forecasted for costs. The 2024 Operating Budget is slightly less because we will not have some higher cost items such as the audit. About $13,000 was approved for the Reserve Budget and would leave about $86,000 going into 2025.
The Board discussed new gate code policies in anticipation of the new Door King install near the end of December.
WiFi has been installed at the cabana primarily to provide better quality service at the gate podium and database. A possible secondary use would be additional camera security for the gate area. A third priority is to proved residents with WiFi at the pool/cabana. The Board will continue to address these priorities for the band width as the new gate electronics are installed and operating.
